HOW IT WORKS
OUR PROCESS
From consultation to construction, our job is to make the process seamless and less stressful for the home or cottage owner.
Consultation
We Will:
- Meet with you, the owner, to determine the scope of the project, your needs and your vision.
- Contact the Building Department in your municipality to determine zoning (existing conditions, heritage, required setbacks, size limitations and environmental issues).
- Determine the Building Department’s drawing submission requirements.
- Provide you with a quote.
Site Visits
- During the initial site visit, we will assess the existing structure and take measurements of all surfaces (walls, floors and ceilings, locating all windows, doors, etc.) on all levels.
- Additional site visits may be required to ensure that all of the significant information is captured.
Design Creation
- We will provide you with the preliminary layout based upon the information acquired during the initial consultation.
- The design will be revised until it meets with your satisfaction.
- Elevations and cross-sections may be provided to ensure your understanding of the design.
- If the chosen design does not comply with your municipality’s zoning by-laws, it will necessitate either a modification to the design or an application to the Committee of Adjustment. At your request, we will prepare an application for a minor variance to the Zoning By-law on your behalf, and represent you at the Committee of Adjustment hearing.
Creation of Permit Application Drawings
- Construction drawings depicting your chosen design will be prepared in accordance with the Ontario Building Code and your municipality’s Building Department.
- At your request, we will submit the drawings, on your behalf, to your municipal Building Department and manage the process until your permit is approved.
Construction
- Once the permit is received, construction may begin using the approved drawings.
- Revisions, pertaining to site conditions, will be provided if required.
